Selling in Spring

With the busy spring market upon us, let’s take a look at why this season is often seen as the best time of year to sell a home. With a large percentage of the year’s sales occurring in just a few short months, homes also tend to sell for more and spend less time on the market. There are many things you can do to spruce up your home for the Spring season.
- Declutter and clean – this is likely to cost you nothing and add thousands to the price of your home. Removing all personal possessions such as photos and trinkets not only help the buyer envision themselves living there, it also makes the room appear a lot larger
- Spruce up the kitchen – often referred to as the heart of the home, a few hundred dollars spent on the kitchen are bound to return in the increased sale price. Inexpensive handles can be found at your local hardware store or even at op shops. A fresh coat of paint ought to do the trick on the cupboards and you may only need a test-pot size if you have a small kitchen!
- Spruce up the front – first impressions stick. It is unlikely buyers will enter an open home if they drive-by and the property looks run down. Lather a coat of paint on the front door, add a pot plant or two and water blast the fence to invite these buyers in
- Landscaping – Mowing your lawns, planting a few trees, flowers and de-weeding your garden will attract buyers to be welcomed into a well looked after property
- Touchup your letterbox – Hammer in those old nails add some paint or even replace it with a modernised letterbox. Buyers will notice the letterbox as soon as they enter the property, seeing it clean and well presented will give them positivity towards your house.
- Stain your deck – Have a deck? Give it that added colour it needs. Adding a stain will give it that new look approach and who doesn’t love a good looking deck.
- Clean Windows – Scrub those windows clean. They can be seen from the roadside, you want buyers to see a clean glisten towards your property.
- Replace old light fixtures – a new modern and neutral light shade can work wonders to a room in addition to adding extra light. Table and floor lamps give a room a nice, cosy and warm feeling with pools of light
- Clean the carpet – carpet cleaners can be hired inexpensively from your local supermarket or hired to be cleaned professionally. This ensures the interior smells clean and no lingering pet hairs or spilt food are left below the surface
- Stage your home – staging your home doesn’t have to be costly. Check out your local Kmart or The Warehouse for small art pieces and deco items to instantly modernise and add value to your home
- Splash back in the kitchen – consider adding a splash back or new tiles to your kitchen. Although it can get pricey, it will instantly boost the space and add the wow appeal to buyers
- Dress the bathroom – swap out the old soap and toothbrush holders in your bathroom for sleek, new spa-like accessories. Adding a candle gives a luxurious feel which buyers will find irresistible
- Replace the door handles – replacement of older door handles for sleek modern ones can change the whole look of a room and appear the home as contemporary
- Clean out your gutters – We all know someone with leafy and grass filled gutters, so get up there and clean them out
- Waterblast – a quick water blast of the house and the fences can go a long way in the house appearing maintained and well looked after
