Expectations After Listing Your Property

Once you list your property, there are a number of things that happen prior to your property going live on the market.

At the time of listing, you agent will provide you with a current market appraisal and converse about method of sale. I recommend you request a marketing calendar at this stage for the first month so you know what is going on at all times including ordering the LIM, photos, letterbox drops, flyer design, property live on the market and agent viewing/caravan. You can also use this calendar to determine when the property needs to be spruced up because when selling your property, presentation is everything. The marketing for the property then begins and the agent works hard to sell your property.

Then comes the selling process where you are presented with an offer on a sale and purchase agreement. Negotiations take place until an agreed price is reached in which the property then goes under contract if the buyer is conditional or unconditional if the buyer is a cash buyer. The sale and purchase agreement then goes to the solicitors and the remaining process is undergone between the solicitors directly.
